Simplifying the Specification: Doing More with Less

In hotel, sports and leisure design, every millimetre of space and every layer within a construction can have an impact. From maximising usable floor area to meeting demanding acoustic requirements, architects are increasingly looking for wall and flooring solutions that achieve the required performance without unnecessary complexity.

fermacell™ fibre gypsum systems offer an opportunity to rethink traditional multi-layer specifications, creating simpler constructions that can deliver multiple performance benefits from fewer components.

Space is particularly valuable in hotel design. Across a large development, relatively small reductions in wall thickness can become significant when repeated across dozens, or even hundreds, of guestrooms. fermacell® fibre gypsum boards combine gypsum with recycled paper fibres to create dense, homogeneous boards with properties that can contribute to fire, acoustic and impact performance. This can allow architects to consider simpler wall constructions rather than relying on multiple layers of different materials to achieve individual performance requirements.

The advantages extend beyond simplifying the specification. More efficient wall build-ups can help maximise the usable area available within guestrooms, corridors and other space-sensitive environments. For hotel developers, where room dimensions, layouts and ultimately the number of viable rooms can influence project value, making better use of available space is an important consideration.

A simpler wall system can also mean fewer interfaces between different materials and potentially fewer products for contractors to coordinate on site. For architects, this offers an opportunity to rationalise specifications while maintaining a clear focus on the performance required by the project.

Similar principles apply to flooring. Sports, leisure and hospitality buildings can place considerable acoustic demands on floors. Hotel rooms need protection from noise elsewhere in the building, while gyms, activity spaces and leisure facilities can generate both airborne and impact sound that must be carefully considered within the overall design.

fermacell® flooring elements provide a dry floor solution that can help architects address acoustic performance through a relatively simple build-up. Using prefabricated flooring elements can reduce reliance on more complex wet floor constructions while creating a robust surface ready for subsequent floor finishes.

This dry approach can also support faster construction programmes by removing drying periods associated with traditional wet screeds. For refurbishment projects, where programme, additional floor height and weight can all influence the specification, a comparatively shallow and straightforward floor build-up can be particularly valuable.

Whether designing hotel bedrooms, changing facilities, hospitality spaces or sports environments, specification should ultimately be about achieving the required performance as efficiently as possible. Rather than adding layers to solve individual challenges, fermacell® fibre gypsum boards give architects an opportunity to take a more holistic approach to walls and floors, considering acoustics, fire, robustness, space and buildability together.

Sometimes, achieving more from a specification does not mean adding more. It means making every layer work harder.
